Is the property within your budget?

This may sound like a silly question but if this is your first time renting, there are a lot of things that you may not have needed to consider before, like council tax and utility bills. Plus we owe a duty of care to our landlords to make sure that tenants are able to pay their rent.

We also want you to be happy and comfortable in your new rental home and not struggling so we ensure all of our tenants fit our rent affordability criteria and carry out confidential referencing which includes:

• Previous Landlord References (if applicable)
• Credit Referencing
• Employment/Salary Status Checks
• Right to Rent Checks
• Guarantor Referencing (if applicable)

All of our checks are completely confidential and are as unobtrusive as possible and can also help you plan and budget your finances effectively.

We will also go through all parties responsibilities with you and make sure you understand who is responsible for repairs and maintenance, what to do if there is a problem and who to contact.

Once you are completely happy with everything, we supply legally compliant tenancy agreements to protect both you and your landlord. Very occasionally a landlord may provide his or her own tenancy agreement. If this is the case, we would always recommend you have the documents reviewed independently. We will always advise you if the contract is not one of our own.

To secure your property, you will need to pay your deposit (normally the equivalent to 6 weeks rent, although landlords who allow pets usually require more) and we will advise you on which Tenant Deposit Scheme it has been registered too. This is mandatory legal requirement and protects your deposit.

When it's finally time to move in to your new home, we will come and check you in and go through the inventory with you. We will also show you where the meters are, as you will need to read them and where the gas and electric safety certificates are kept.

Throughout your tenancy, we will keep in regular contact, as we want you to know we are approachable and ready to help sort out any issues that may arise. We believe that by being proactive, we can help make your tenancy a longer and happier one.
